Mold coverage is one of the most misunderstood parts of a homeowners policy. In Virginia, whether your mold remediation is covered usually depends on one thing: what caused the mold.
When Mold Is Usually Covered
If the mold resulted from a sudden and accidental event that your policy covers — a burst pipe, a broken water heater, a supply line failure — the mold remediation that follows is often covered too, because the mold is a direct result of a covered water damage loss. As long as your homeowners policy is active and the loss is within your policy’s per-loss limit, most water damage and the mold remediation that follows is covered — it’s worth a quick check of your policy or a call to your agent. Most of our customers’ jobs are largely covered by their homeowners policy, typically leaving mainly the deductible out of pocket. Prime Home Tech works with all insurance carriers and documents the full job — photos, moisture readings, and itemized estimates — to support your claim. The key is acting quickly: insurers expect you to mitigate promptly, and mold that grows because a known leak was left for months can be denied.
When It’s Usually Not Covered
Mold from long-term neglect or maintenance issues — a slow leak ignored for months, chronic humidity, or a roof problem left unrepaired — is typically excluded. Flood-related mold is also generally excluded unless you carry separate flood insurance. Many policies also cap mold coverage at a set amount (often $5,000 to $10,000) unless you bought a mold endorsement.
Virginia Requires Certified Mold Remediation
Under Virginia law, residential mold remediation must be performed by IICRC-certified professionals. Prime Home Tech LLC is IICRC and OSHA certified, and we document conditions before, during, and after remediation — documentation your insurer will ask for. After remediation, an independent clearance test confirms the space is back to normal fungal ecology.
What to Do If You Find Mold
Don’t disturb a large patch — scraping or bleaching can spread spores and doesn’t fix the moisture source. Find and stop the water source, take photos, call your insurer to open a claim if a covered event caused it, and call a certified remediation company. We respond across Northern Virginia and DC within 2 to 4 hours — call 703-881-8864.
